 £45,000 – £50,000 per annum + 10% bonus scheme

An exciting opportunity has arisen for an experienced and commercially focused Head of Lettings to lead and grow a successful residential lettings operation managing a portfolio of approximately 400 properties across East Anglia.

This is a senior leadership role responsible for driving both service excellence and business growth, with a clear mandate to expand the portfolio, strengthen landlord relationships, and enhance overall commercial performance.

Strategic Leadership & Growth

  • Lead the lettings function with clear objectives aligned to portfolio growth, income generation, and service quality
  • Develop and deliver strategies to increase managed properties and expand the landlord base
  • Monitor local market trends and competitor activity to inform business decisions

Portfolio Management & Service Delivery

  • Oversee the day-to-day management of the residential portfolio
  • Ensure full compliance with lettings legislation and regulatory requirements
  • Maintain high levels of landlord and tenant satisfaction

Business Development & Landlord Acquisition

  • Drive new business through networking, referrals, and targeted campaigns
  • Secure new instructions, conduct valuations, and convert opportunities into managed properties
  • Build and nurture long-term relationships with landlords

Financial & Commercial Oversight

  • Manage departmental income and ensure revenue targets are met
  • Review pricing structures and service offerings to remain competitive
  • Collaborate with finance teams to monitor performance and control costs

Branding & Market Presence

  • Promote a strong personal and departmental presence within the local market
  • Represent the business at networking events and industry forums
  • Work with marketing to develop campaigns and thought leadership content

Team Leadership & Development

  • Lead, motivate, and develop a high-performing lettings team
  • Set clear targets and foster a culture of accountability and excellence
  • Support ongoing professional development

Client & Stakeholder Management

  • Act as a senior point of contact for landlords, particularly complex or high-value relationships
  • Provide expert advice on market conditions and investment opportunities
  • Handle escalated issues with professionalism and care

About You

  • Minimum 5 years’ experience in residential lettings, with a proven track record of portfolio management and growth
  • Strong leadership experience with the ability to inspire and develop teams
  • Demonstrable success in business development and winning new instructions
  • In-depth knowledge of lettings legislation and compliance requirements
  • Highly commercially aware with strong financial acumen
  • Exceptional communication and relationship-building skills
  • Proactive, results-driven, and customer-focused
  • Professional qualification such as ARLA Propertymark (desirable)
