Bury Council is currently seeking an experienced Surveyor to join the Asset Management team on a temporary basis. This role is crucial for managing a diverse property portfolio, delivering professional surveying services, and supporting key regeneration and asset optimisation projects.
Day-to-day of the role:
Manage the Council’s industrial and commercial property portfolio to ensure statutory compliance.
Lead on rent reviews, lease renewals, lettings, and disposals.
Undertake property acquisitions, including compulsory purchases as required.
Conduct valuation work for both capital and revenue purposes, adhering to RICS standards.
Prepare marketing particulars and manage viewings for vacant properties.
Set, monitor, and reconcile property budgets, including service charge accounts.
Identify opportunities for income generation and cost savings.
Oversee repairs, maintenance, and dilapidations, including contractor management.
Provide professional property advice to internal stakeholders, tenants, and external partners.
Conduct feasibility studies and development appraisals.
Prepare and present reports for committees, legal proceedings, and stakeholders.
Contribute to regeneration and development projects.
Maintain accurate records using property management systems.
Required Skills & Qualifications:
RICS professional competence or equivalent experience.
Strong experience in property acquisitions and disposals.
Proven background in property management and landlord & tenant matters.
Experience with valuations (capital & rental).
Budget management experience within a property environment.
Strong communication and stakeholder management skills.
Ability to work under pressure and manage competing priorities.
Knowledge of building construction and maintenance.
Experience working in a large organisation or public sector.
Experience in prioritising property expenditure.
