The Opportunity
A senior leadership opportunity has arisen for a Regional Director of Project Management to join a major UK organisation delivering large-scale development programmes. This role offers responsibility for overseeing project management, design management, cost planning and pre-construction delivery across a regional portfolio, ensuring schemes are fully de-risked and deliverable before entering construction. You will play a critical role in shaping and driving complex projects from concept through to delivery, working across multiple stakeholders to ensure alignment on cost, programme, quality and risk.
The Role
Reporting to the Regional Managing Director, you will lead the regional project management function, ensuring projects are governed effectively and delivered in line with business objectives.
You will be responsible for:
Leading the governance, planning and delivery of major development programmes
Overseeing project management, design coordination and pre-construction strategy
Ensuring all schemes are fully deliverable, commercially viable and de-risked prior to approval stages.
Managing risk, programme, cost and quality across a portfolio of projects
Leading and developing high-performing project management teams
Coordinating cross-functional input across development, construction, commercial and technical teams
Overseeing procurement strategies, contractor engagement and supply chain management
Managing budgets, forecasting and performance reporting across projects
Acting as a key stakeholder interface across internal teams and external partners
You will lead large, complex schemes with values typically ranging from £50m to £200m, ensuring seamless transition from development through to construction delivery.
About You
This role requires a highly experienced and commercially driven leader with a strong background in project delivery within development or construction environments.
You will typically have:
Chartered status (MRICS, MCIOB or equivalent)
Significant experience leading large-scale development or construction projects
Proven track record overseeing pre-construction and project delivery functions
Strong commercial, procurement and contract management expertise
Experience managing multidisciplinary teams and complex stakeholder environments
Ability to lead programmes across multiple projects simultaneously
Strong communication and leadership skills, with the ability to influence at senior level
Sound understanding of planning processes and working with local authorities.
